Scan Drafter: Our fastest, simplest, most affordable floor plan option

By in Services

📏 Need a simple floor plan that’s fast and cost-effective? Our new Scan Drafter product captures a clear layout using iPhone LiDAR. Great for marketing—just not for official measurements.

Floor plans are one of the most-requested features on real estate sites—47% of buyers ranked them in the top three, according to NAR. A clear layout helps buyers understand the space and picture themselves living in it, which is why we offer multiple options to suit different needs and budgets.

Scan Drafter™ is our most affordable floor plan option—designed for agents who want a clean, buyer-friendly layout without the time or expense of a full drafting service.

Our Visual Artists use an iPhone’s camera and LiDAR (Light Detection and Ranging), the same tech used in self-driving cars, to map each room. That means no tape measures, no extra appointments, and no waiting—just a simple  floor plan captured during your regular photo or video shoot.

But here’s the key: Scan Drafter is faster and cheaper because it’s not as accurate.

Not all floor plans are created equal

The chart below compares our three floor plan options—Scan Drafter, Floor Plans from Matterport, and our Professional Drafter service—to help you choose what’s right for your listing.

You’ve probably heard the saying, “Cheaper, faster, better—pick two.” Scan Drafter clearly leans into cheaper and faster. Our professionally drafted plans are the better option when you need the highest level of precision. They’re designed for precise square footage calculations and are completed by Professional Floor Plan Drafters who follow ANSI guidelines. However, if you’re just looking to help buyers understand a home’s layout? Scan Drafter is often more than enough.

Key benefits of Scan Drafter™:

  • More affordable than our other, more precise floor plan options
  • Includes room‑by‑room measurements (also called Room Dimensions), which are accurate within ±10%
  • PDF and JPG versions delivered the morning after your shoot
  • Black‑and‑white schematics included; optional color upgrade available for an additional $50
  • No need for separate appointments or external vendors
  • MLS-ready plans

What’s not included:

  • No total square footage calculations
  • No agent branding
  • No Site Plan add-on
  • No balconies or outdoor areas
  • No ANSI measurement compliance

Is Scan Drafter the right fit for my listing?

Sometimes a simple floor plan is all you need—other times, precision matters. Here’s when Scan Drafter’s more affordable (but less precise) option is a great fit:

  • Listings where square footage calculation isn’t needed
  • Sellers who want a great presentation without all the bells and whistles
  • Properties with straightforward, easy-to-read layouts
  • Out-of-town sellers or tenant-occupied properties where you want to avoid scheduling multiple visits
  • Agents who already plan to order photography or video and want everything captured by one Visual Artist

Choosing the right floor plan comes down to what matters most for your listing. If accuracy is key, we recommend our professionally drafted plans. But if time and budget are more important—and you just need buyers to see the layout—Scan Drafter is a fast, effective option.
